WHY CHOOSE READY-TO-MOVE / MODULAR BUILDS?

Due to Canada's and our First Nations communities current Housing shortage, many site builders are utilizing RTM (ready-to-move) homes and pre-fab components in their builds. Developers, municipalities, and our First Nations communities are increasingly moving toward utilizing RTM/modular housing to assist in solving the current housing crisis.
Reduction of the Environmental impact, significantly reduced construction time and a reduction in personal stress.

With our homes being highly customizable they can be built to be practical, economical and sustainable for any property including Rural, Multi-family, Recreational or even Social Housing.

If you are looking for a fast, cost-effective, and environmentally friendly way to build your dream home or business, you should consider ready to move (RTM) or modular builds. These are buildings that are constructed off-site, in controlled conditions, using the same materials and standards as conventional buildings. They are then transported and assembled on your chosen site, saving you time and hassle.

Benefits of choosing RTM or modular builds:

  • Faster construction: RTM or modular builds can be completed up to 60% faster than traditional buildings, as the factory production and site preparation can happen simultaneously. You can also avoid weather-related delays and enjoy a shorter time to occupancy.

  • Lower costs: RTM or modular builds can save you up to 20% on construction costs, as they reduce material waste, labor requirements, and transportation expenses. You can also benefit from economies of scale and fixed pricing from the factory.

  • Higher quality: RTM or modular builds are subject to rigorous quality control and inspection at the factory, ensuring that they meet or exceed building codes and standards. They also offer better structural strength, thermal insulation, and damp resistance than traditional buildings.

  • Customization: RTM or modular builds can be designed to suit your needs and preferences, both in terms of layout, square footage, and finishes. You can choose from a variety of styles, features, and options, and get a home or business that reflects your personality and vision.

  • Sustainability: RTM or modular builds are more environmentally friendly than traditional buildings, as they use less energy, water, and natural resources in their production and operation. They also reduce greenhouse gas emissions, noise pollution, and site disturbance, and can be easily recycled or relocated if needed.

WHAT TYPE OF FOUNDATIONS ARE AVAILABLE?

Choosing the kind of foundation on which to build your house is one of the most important decisions in home construction. So it’s crucial for homeowners to understand the current structural foundation systems.
Basically, a home's foundation is the load-bearing portion of the structure, typically built below ground.
House design, geographical location and climate, soil and moisture conditions, and budget dictate the kind of

foundation selected for any given home.

The three types of foundations commonly utilized are: 1) Engineered Screw Piles 2) Crawl Space 3) Basements.

  • Engineered Screw Piles
Our helical pile foundation option, is installed by our trained and certified professionals, using specially designed hydraulic machines. The piles are augured in until they reach a specified torque and depth, allowing our installers to determine the load-bearing capacity for the structure. Helical pile foundations are made from Hollow Structural Steel (HHS) that is compliant with ASTM A500 grade C. They are designed, tested, fabricated, and installed in compliance with Canadian building codes.

Crawl-Space foundation.tif
  • Crawl Space
A crawlspace foundation is an elevated structure – roughly 1.5 to 3 feet high – and as the name suggests, with just enough room for someone to crawl through rather than stand in it. The crawl space is the area between the ground and the home’s main level. Usually provides only enough room for access to mechanicals and limited light storage. In addition to elevating the home off the ground a crawlspace can “store” and allow easy access to utility areas such as air conditioning, heater, ductwork, insulation, plumbing, and electrical wiring.

Basement foundation.tif
  • Basement
A basement foundation is an extension of your home that reaches below ground, forms the basement walls, and provides a solid structure to hold the house in place securely. A basement foundation's primary function is to transfer the home's weight to the below-ground footings underneath it. While supporting the house, your basement foundation must also keep the surrounding soil, water, and other elements from entering the space it protects. Also offers the potential of adding a finished basement living space to your home.

DO YOU OFFER DESIGNS TO ASSIST PEOPLE WITH DISSABILITIES?

At Good Wood Construction, we believe that everyone deserves a home or business that is comfortable, accessible, and inclusive. That is why we offer the Barrier Free option for our ready to move (RTM) or modular builds. The Barrier Free option is a design approach that creates a built environment that is usable by everyone, regardless of their physical, sensory, or cognitive abilities. It follows the principles and requirements of the CAN/CSA B651 standard for accessible design for the built environment, as well as the provincial and national building codes.

Some of the features of the Barrier Free option include:

  • Step-free accessibility: Our RTM or modular builds are designed to eliminate any steps or barriers that could prevent someone from entering, exiting, or moving around the building. We provide ramps, elevators, or lifts where needed, and ensure that the doors, hallways, and rooms are wide enough to accommodate wheelchairs, walkers, or other mobility aids.

  • Visually and tactilely contrasting design: Our RTM or modular builds are designed to enhance the visibility and recognition of the elements of the building, such as walls, floors, doors, switches, and controls. We use colours, textures, and materials that contrast with each other and the surroundings, and provide clear signage, labels, and indicators that are easy to read and understand.

  • Adherence to the two-senses principle: Our RTM or modular builds are designed to address at least two of the three senses of sight, hearing, and touch in every aspect of the building. We provide audible, visual, and tactile feedback and information, such as alarms, lights, and vibrations, to help people navigate and operate the building safely and independently.

By choosing the Barrier Free option, you can enjoy a home or business that is not only functional and comfortable, but also respectful and supportive of your needs and preferences. Contact us today to find out more about our Barrier Free option and how we can help you achieve your design and construction goals.
